At the last ordinary session of the Municipal Plenary, Moj\u00e1car Council took a crucial step in the updating and adaptation of the General Urban Development Plan (PGOU)<\/strong>, in compliance with Law 7\/2021, on urgent measures in matters of urban planning and regional ordinance, approved in December 2021.<\/p>\n <\/p>\n Moj\u00e1car’s PGOU<\/strong>, definitively approved on the 19th of May 2023 and published in the Junta de Andaluc\u00eda\u2019s Official Gazette (BOJA) on the 27th of July of the same year, had not been adapted to the new determinations of the law to date. With the entry into force of Law 7\/2021, the identification of urban land was carried out, as established by the regulations, incorporating land that is urbanistically transformed, occupied by buildings, or that makes up part of the urban network consisting of roads, facilities, plots or settlements.<\/p>\n <\/p>\n The Mayor of Moj\u00e1car, Francisco Garc\u00eda Cerd\u00e1, wanted to clarify that this identification of urban land does not imply that such land is ready for building or modification, but rather that it is an instrumental procedure that aims to provide legal certainty to owners and ensure the correct application of the law.<\/p>\n <\/p>\n \u201cIt is important to stress that this adaptation does not mean any risk or modify the status of the land as plots, nor establish an immediate availability for detailed planning. It is simply a recognition of urban land that will serve to apply the corresponding regime to this land from the entry into force of Law 7\/2021,\u201d explained the Mayor.<\/em><\/p>\n <\/p>\n Garc\u00eda Cerd\u00e1 also highlighted that the instruction focuses on the land in front of the coast, from what is known as the Congo to R\u00edo Abajo, on the Paseo del Mediterr\u00e1neo. \u201cThis is only the first step.
